Do you hold the title documents for my property?
- English / Welsh properties
If your mortgage started after 1 May 2000, your title documents will be held electronically at the land registry. If you have any queries, please contact the Land Registry at www.landregistry.gov.uk.
If your mortgage started before 1 May 2000, please contact us on 01422 333 342 for further information.
- Scottish properties
Please contact us on 01422 333 342 for further information.
- Irish properties
Yes we will hold the deeds for Irish properties once registration has been completed, please contact us on 01422 333 342 for further information.
Why has your charge not been registered on my property?
It is the responsibility of the completion solicitors to register our charge, to register your ownership with the land registry and to inform us when this has been completed.
It is very important that registration takes place within three months of your mortgage account start date, to secure our interest.
How do I obtain copies of the title documents?
If we hold the title documents please contact us detailing your requirements. We will charge £20.00 per document, up to a maximum of £60.00 where multiple copies are required.
If we do not hold the title documents you will need to contact the planning department of your local council. Alternatively, you could contact the relevant land registry for further guidance.
If you hold the title documents, what will happen to these when my mortgage account closes?
If you instruct a solicitor to close your account on your behalf, we will forward your title documents to them upon redemption of all accounts relating to that property.
If you send us the redemption funds to close all accounts relating to that property, we will forward your title documents to your correspondence address (unless otherwise instructed by you).
If you do not hold the title documents, what will happen when my mortgage account closes?
If you instruct a solicitor to close your account on your behalf, we will remove our charge with the land registry, provided there are no outstanding debts relating to that property.
If you send us the redemption funds to close your account, we will remove our charge with the land registry provided there are no outstanding debts relating to that property. We will write to you to confirm closure of your account.
